Cambridge Ends Single-Family Zoning Rules

Big news in Cambridge—single-family zoning is no longer the rule. This change will impact homeowners, buyers, investors, and renters in a big way.

What changed in Cambridge. In February, Cambridge passed a new zoning law that ends exclusionary single-family zoning. What does that mean? If you own property where housing is allowed, you can now build multi-family homes up to four stories tall by right. That means you don’t need a special permit. If your lot meets a few extra requirements like having 5,000 square feet and including 20% affordable housing, you can go up to six stories. This change removes a lot of the red tape that is used to slow everything down, like floor area ratios and minimum lot sizes.

How this fits into the state’s plan. This local change is part of a much larger effort happening across Massachusetts. Last year, the state passed a $5 billion housing bond. The goal is to help solve the housing crisis we’re facing, not just here but across the state. The plan includes building more homes near train stations and commuter rail stops, and it also makes it easier to build accessory dwelling units or ADUs. So, if you’ve ever thought about converting your garage into an in-law unit or building a small home in your backyard, it’s now much easier. You can do it by right, as long as you meet the basic building rules.
