People keep asking me: “How do I get the best price for my home?” There are plenty of strategies, but few are more effective than pre-listing work. So which home prep projects are worth your time? All improvements aren’t created equal, and some will net you higher profits than others. That’s why today, I’m sharing my three favorite places to start when preparing your home for sale:

1. Do the three D’s: declutter, depersonalize, and deep clean. These are the basics, but it’s crucial to get them right. I recommend moving as many things out of your house as possible to make your home look bigger. Also, consider taking down any family or personal photos so that buyers can better picture themselves living there. Finally, make sure every surface is spotless, both in and out of the house.

2. Hire a professional photographer. The first time most people see your house will be online, so don’t settle for quick phone photos; instead, work with a professional. 3. Cater to your buyers’ emotions. Buying a home is a huge, emotional decision. To connect with buyers, make your house as cozy as possible by letting in natural light, burning candles, and setting the perfect temperature. Also, try to keep your own emotions in check. While you have tons of great memories in your home, buyers don’t factor that into their valuations. Pick a conservative list price to give yourself the best chance at the highest sale price possible.
