Thinking about buying or selling your home in Cambridge this fall or winter? This time of year, I always get that same question from clients: Is it a good time to buy or sell? The short answer is yes, if you know how to work the season to your advantage. Let’s break down what this season means for the market and how to make the most of it, whether you’re buying or selling.

Fall and winter are great for buyers. By this time of year, many listings have been on the market for weeks or even months. Homes that didn’t sell over the summer often belong to sellers who are now more willing to negotiate. They don’t want to wait until spring to relist; they want to get a deal done now. This gives buyers room to make competitive offers, often below asking, without facing multiple bids. Every year, this is when many of my clients find their best opportunities.

Selling your home in winter. Spring usually brings the most buyers, but you can still sell successfully in winter if you focus on the details. Take time to get your home ready. Clean, stage, add a fresh coat of paint, and price it carefully. Look at what’s actually selling compared to what’s been sitting on the market. The price ranges that are moving will show you where you need to be to stand out. With the right prep and a smart price, your home can attract serious buyers even when it’s cold outside.

“When spring arrives, your home will be fully ready without the last-minute rush.”

Waiting until spring to sell. If you’re not planning to list right away, this is the perfect time to get a head start. Use the slower months to gather quotes from contractors, work on updates, or finish any projects you’ve been meaning to do. When spring arrives, your home will be fully ready without the last-minute rush.

You can also schedule your exterior photos now while the fall colors are still showing. Homes framed by autumn leaves look beautiful in photos, and those images will stand out even if there’s snow on the ground later.

Whether you’re buying or selling, there’s opportunity in every season, but it takes a little strategy.
